The Chicago “Sky Ride” 100-Story Glass Elevator Tour/Observatory, Maximilian’s Signature Restaurant & VIP Lounge • Chicago "Sky Ride" Attraction / Glass Elevators & Interactive Tour with Observatory, Signature Restaurant & VIP Lounge on the 98th, 99th & 100th Floors, located on the north side of the building. At over 1,350 ft. high, it will be the highest Glass Elevator Ride in the World! As you go up in the double height elevators, the LED glass walls will display prominent architectural buildings in the Skyline, within the riders view. We anticipate, with the World Wide "free" publicity, for the building and attraction, we will do at least 1,000 people per day, conservatively! Indoor Gourmet Food Court • There will be a high-end mixed-use Gourmet Food Court, including American Food fair (Steak, Chops etc.), Italian, Asian and Seafood. It will have a base of 2 stories of retail and 14 levels of Office Space and an additional 15-story Winter Garden/Atrium. Design, Engineering & Construction • The overall architectural design was done by SPDM, with all structural services to be performed by the premier high-rise engineers and the “preeminent structural engineer in the world” Charles H. Thorton, Ph.D., P.E., Founding Principle of Thornton Tomasetti and with the TTG/LIFT Systems, will implement their new construction technique, that builds the tower from the top down, after the core has been formed (Go to www.ttgcorporation.com and click on the Dubai and Russian Mission projects). This process will save us about 25 to 30% in time and money for the project.
New Solar & Off-Grid Technology • Subject to the use of the TTG/LIFT System, the spandrels between floors will be 2.5 ft., all around the perimeter of the tower. Thus, it is our intention to place 1.24 million sq. ft. of solar panels in that space as part of the facades curtain wall and fenestration. We expect that it will reduce our electrical usage by at least 85%. We will provide interior and exterior high efficiency lighting and lighting control systems, install Energy Glass to produce electricity, provide a high efficiency Electric Heat Pump -HVAC system will provide heating and domestic hot water, provide state of the art ceiling insulation, provide photovoltaic panels to generate electricity for CPPT and provide sufficient energy storage capability, equivalent to 24 hours of projected electricity use. With the incorporation of the planned technology, CPPT will produce at least as much energy as it uses in one year. Natural gas use will only be used for cooking and fireplaces if requested. CPPT will experience an immediate reduction in its cost of energy when compared to the use of standard lighting, and HVAC technology of a comparable property, after the proposed project is implemented. With the combination of all the Net-Zero Energy Technologies, we should be able to reduce our consumption by 95% to 100%. Our Goal is to have the first 100% sustainable luxury high rise!

The Towers • The Boutique Hotel, is 50-stories on the south end of the block, along with ground floor entry lobby, restaurant, piano bar and required ancillary loading. The 2nd floor contains the Check-in Lobby, offices and another restaurant. Parking is on the 3rd thru 17th floors with the Health Club/Spa on the 18th floor Green Roof that contains an enclosed pool. The Project Cost for the SLF, Car Wash and Retail is $57,187,569.00, with 161,820 Sq. Ft.. Parking for 50 cars, with 26 Indoor, which will have electric charging stations for 75% of the spaces, along with the ability to make them all electric. Phase II will consist of a Full Service Car Wash with 2 Anchor Commercial Tenants (CD One Cleaners & Starbucks 2,430 sq. ft. each), of 20, 000 Sq. Ft. @ $300.00 Sq. Ft. = $1,458,000.00. The Total Project Cost for both Phases is $56,828,774.00.

The Project started when City Lights Community Outreach Corporation (“CLCOC”) was granted a SLF approval in 2005.
The is a huge need for quality Senior Care Facilities in the area and with the growing Baby Boomer population, we as a country will only require more.
The project has all the required zoning and planning in place, with the City of Chicago. The General Partner will be SPDM Global, LLC, which is owned 100% SPDM.

Guyon Hotel Veterans Living Facility

Guyon Towers is a nine-story, 114 unit apartment building, located in the West Garfield Park neighborhood, in Chicago. The building contains eight storefronts on the ground level. Originally, Guyon Towers was built as a hotel, but as the neighborhood declined, so did the fortune of the hotel. The building, which is on the National Register of Historic Places, was severely dilapidated and eight years behind on tax payments, when Bethel New Life acquired it, in 1984. In the rehabilitation process, 152 efficiency and one-bedroom units were converted into 114 on and two bedroom apartments.

The Maywood SLF is the conversion/ substantial rehabilitation of the Baptist Retirement Home into a Supportive Living Facility (SLF). The project is located on an entire city block in the south suburban city of Maywood, approximately 13 miles south of downtown Chicago. Construction plans have been completed and building permits obtained.
